Getting your home ready for sale is a long process that will require some patience and hard work on your part. However, if youíre successful, youíll be able to market your home to the best buyers and get top offers, making the whole thing worth it.

There are potentially an endless number of things you can do to prepare your home before listing it for sale. So, in this post, Iím going to talk about some of the most important steps you should make before selling your home to get the best results from your listing.

1. Make simple fixes

Before you start thinking about making bigger renovations, take a moment to make any small fixes around the home that youíve been putting off. That door that gets stuck in the winter time, the blinds that creak when you open themÖ the little things add up and can give buyers a negative impression of your home. 

2. Get a professional home inspection

Serious buyers will get the home inspected before making a purchase. However, if there are any issues with your home, youíll want to know for yourself long before selling time. Take the time to get a home inspection by a licensed professional so that youíre aware of any big renovations youíll have to make in the near future.

3. Depersonalize (pack away those family photos)

Potential buyers want to be able to imagine themselves in your home. Having all of your personal belongings laying around can make that difficult. Neutralize your home by removing things that are unique to you and your family.

While this step can be tedious, you can also look at it as a good way to reduce the amount youíll need to pack when it comes time to move.

As homeowners, we accumulate a lot of stuff over the years. All of that stuff can easily make a home feel cluttered. Before you put your home on the market, itís a good idea think about some ways to make your home ready for photos and visitors

5. Taking the best possible photos

How well-received your real estate listing will be will rely heavily on your photos. To get the best results, choose your photos wisely.

First, start by making sure your house is impeccably clean. Then, if you plan on doing any painting, get that done first.

Next, plan your photos for a nice day and take photos of the inside and outside of your home at different times of day. Since the Sun will cast shadows on different parts of your home throughout the day, itís best to experiment with various lighting.

Finally, donít be afraid to take a lot of photos. The more photos you have, the better the chances are of having a few really great ones that will portray your home in the most positive light.

If youíre trying to sell your home, there are many things you need to think about. One of the reasons that itís wise to hire a realtor is that they can handle a lot of the difficult stuff for you. From home showings to phone calls to sealing the deal, your realtor will be with you every step of the way. 


One thing that you can do to help your realtor out is trying to avoid things that will scare off buyers in your home. While some things are out of your control (weíre looking at you radon), you can check and remedy a lot of problems before a buyer even sets foot in your home.


Leaky, Aging Roof


Roofs last around 20-25 years. If itís been forever since you have paid attention to your roof, youíll need to take a second look before selling. Your buyer is going to either ask for some kind of rebate or go for a home with a newer roof. Roofs are one of the things that home inspectors often see the most problems with.  



Outdated Gutters


If your gutters are in disrepair, you might want to have them cleaned or replace them altogether. Faulty gutters are often what causes problems with the roof. If rain water or snow melt canít properly drain from the gutters, more leaks may be found in the home.  


Old Appliances


If your appliances are outdated, consider replacing them. Buyers donít want to move into a new home only to need to head out to buy a new refrigerator, range, or dryer. Buyers like things to be ready for them, and theyíre willing to pay for it. Youíll definitely get a return on your investment when you buy new appliances.    


Outdated Or Neglected HVAC System


Itís important to keep up with regular maintenance when it comes to your heating and cooling system. Keep it clean and keep regular maintenance appointments. These systems are costly to repair and buyers do not want to deal with these issues immediately (or ever if they could avoid them!) Get the HVAC system serviced before you put a for sale sign out front to keep your buyers happy throughout the inspection and sale process.   


High Price


Your realtor will be a big help in assisting you to price your home right. They will perform a CMA (comparative market analysis) in order to help you find the sweet spot for pricing your home. An overpriced listing will make buyers wonder. A property must be priced right in order to get buyers through the door to even look at the home.

If youíre selling your home it can be frustrating when you arenít receiving any offers. Perhaps youíve heard that itís a sellerís market and that the offers on your house would be flying in. However, itís more complicated than that.

Whether or not your house receives offers is determined by a number of reasons--some that in your control, others that arenít. But, that doesnít mean you have to give up and sell your house at a low price.

In this article, weíll discuss what to do if your house just isnít selling. Weíll talk about some reasons why people may be hesitant to bid, to inquire about a showing, and to seal the deal and purchase your home.

Revisit the comparable properties

If your home has been on the market for a while, itís a good idea to check out the other recent homes in your neighborhood to see how their prices compare to the listing price of your home. Since the market fluctuates, other sellers could be adjusting the cost to reflect the current rates, leaving yours higher than it should be.

When pricing your home, make sure you are comparing your house to those that have actually sold. Using houses that have been on the market for a while as a baseline might mean youíve priced your home too high to sell just like theirs.
